How Is the Market Doing? - Saturday, October 23, 2010

Wherever we go, we are asked “how is the market doing?”, so I like to do frequent checks on specific market segments. For The Dunes, I check all Gulf View High Rise condos in Naples, from Bonita Beach Road to Olde Naples.

As of October 14,2010 a total of 627 condos were Active Listings in Sunshine MLS. The closed sales indicate that 326 have closed since January 1st. For the same period in 2009, 238 closings had been recorded. That makes the year over year increase 37%. That’s a pretty good year, no matter what the doom and gloom news reports tell us.

 Of those sales, 12 were bank owned properties and 11 were identified as Short Sales. Currently, 3 active listings are bank owned and 19 are active short sales.


The high sale recorded was $7,900,000 for a beach front unit in Bay Colony. The low sale was $139,000 for an efficiency unit at Vanderbilt Towers.
